You can not:
 
    Distribute or Publish
     - Content that is racist, xenophobic, obscene or derogatory.
     - Content that encourages, involves or promotes criminal, violent or defamatory acts based on age, gender, religion or belief, or that includes defense of terrorism.
     - Content that violates fundamental rights of third parties in any way.
     - Information that constitutes illegal or unfair advertising.
     - Content that violates the privacy of communications and/or the applicable law regarding the protection of personal data.
     -  False, inaccurate or fraudulent content that may mislead recipients of such information
 
Use the Website and Apps for any illegal or commercial purpose, for the purpose of making a profit, or for resale, transfer or disposal for the benefit or benefit of any other person or entity.

5. Posting of Entries
 
You must register in order to publish a listing for your property on our website and apps. By doing so, you warrant that any information you include in the listing is true, accurate, complete and current. You also guarantee that the property is available at the time the ad is published or will be available shortly, i.e. you refrain from advertising properties that are already reserved or rented. At costa-rica-propiedades we will endeavor to verify the truthfulness and accuracy of the information published in the listings, but we cannot fully guarantee the accuracy of such information. You therefore undertake to keep the information provided up to date at all times and to notify us as soon as possible if any of the information is out of date or inaccurate. By posting a listing, you acknowledge that you are the owner of the property you are listing (or are duly authorized by the property owner to list it) and that you are solely responsible for the accuracy of the information posted and, consequently, you are responsible will only do so for damages or other liabilities that may arise in this connection.
 
costa-rica-propiedades cannot be linked in any way other than as described in these Terms and Conditions and in the applicable laws and therefore the price and other information contained in the listings related to the properties do not constitute a commercial offer on our part.
 
To publish an entry, all you have to do is follow the steps outlined on our website and apps. If you are a private advertiser, after completing the process of posting a listing, you will need to verify the phone number provided in the listing and you will receive a confirmation email at the address provided during registration. This validation may incur additional costs if the phone number provided is a landline or international number.
 

have we free services ???
Free services for home users

If you are a private advertiser, you acknowledge that use of the free listing service is limited to posting a maximum of two properties (sale and rent) in order to test our service. You can publish these published objects until you sell or rent them, except in the following cases where the publication must be paid for once one of these conditions is met:

    The property is offered for sale for an amount of more than e.g. 1 million euros;
    The property is sold for an amount of more than e.g. 2,000 euros per month advertised for rent;
    The property is already advertised on costa-rica-propiedades therefore it is considered a double listing;

In addition, you can post up to 5 rooms in a shared apartment free of charge and these are not included in the number of advertisements we place.

If you have used up your quota of free listings and want to post another property that is not a room, you will need to purchase one of the paid posting services on costa-rica-propiedades. costa-rica-propiedades may keep some data blocked from the date of deactivation of the last entry to prevent abuse of the free service or fraud. You can find more information in our data protection declaration.

The services offered to business users are subject to the conclusion of a service contract and the economic consideration specified from time to time for each of the services to business users.

 

 

6. Posting Rules

By using the Services to post entries, you agree to the following:

    Do not repost images or post images with frames, watermarks, logos, or text of any kind.
    Do not post images that are not relevant to the listing (including, for example, blank images, monuments, tourist or commercial areas near the property, animals or people. Non-offering buildings, company signage, logos in the gallery) .
    Do not publish objects of a different typology than the one contracted (new construction / used).
    Do not publish properties under a different type of operation than the one contracted (sale / rent).
    Do not add more contact numbers than are allowed for the type of package contracted.
    Do not add additional phone numbers or contact email addresses outside of the space provided in the listing.
    Do not post properties in territories other than the contract territory.
    Don't post properties that won't be available in the near future, and don't advertise properties that are already reserved or rented.
    Do not post properties for vacation rental or tourism use.
    Do not tag a photo of the ad as "Floor Plan" if it is not a floor plan.
    Enter the exact address to geolocate the property correctly, even if the "Hide address" feature is enabled.
    Do not post inaccurate prices (e.g. state that the price includes parking and add the additional price in the property description).
    Provide the energy class along with a picture of the "Energy Performance Certificate" which proves the property has the Energy Performance Certificate.
    You cannot delete an entry with one code and repost it with a different code.

You accept that costa-rica-propiedades reserves the right to remove any Listing that violates these Posting Rules or the Terms and Conditions and/or the Specific Terms, as applicable.

Measures to combat fraud

In order to prevent fraudulent use of these services, you acknowledge and accept that costa-rica-propiedades may withhold any posting that contains material that is suspected of being fraudulent or that violates these Terms of Service. Blocked entries will not be visible on the website or apps until their legitimacy can be verified.

costa-rica-propiedades reserves the right, but not the obligation, to investigate any fraud reported by Users, in which case the Advertiser must cooperate in the investigation.

By using this publishing service, you acknowledge and accept that costa-rica-propiedades will not be responsible for any loss or damage, direct or indirect, that may result from the fraudulent use of these services and in particular from the application of anti-fraud measures and mechanisms, including , but not limited to:

    loss of income or earnings;
    loss of business;
    lost profits or contracts; other
    loss of data.

costa-rica-propiedades reserves the right to take such other anti-fraud measures as it deems appropriate or necessary at any time.

Through these Terms and Conditions you agree that if the listing has been published with your consent at the end of the publishing process, you confirm your right of withdrawal in accordance with the Regulations and the advert will automatically be taken offline or declared Sold. After a period of 1 year, it will be deleted. Approval of the concluding mutual agreement under acceptance of the user for the protection of the General Law of Consumers and Users.

For the avoidance of doubt, these posting rules apply to both personal and professional users.


7. Additional Services

As we mentioned at the beginning of these Terms and Conditions, in addition to using the Website and Apps and services to match people offering properties with those looking for them through the publication of listings, we also offer a range of additional services . Specifically, we offer you:

Vendor Leads Service. The service allows owners to connect with a property for sale or rent and professional advertisers who can help you sell/rent your property. By using the Service (either as an owner or as a professional advertiser) you acknowledge and accept that the property to be marketed shall be promoted by the selected professional in a preferential manner on costa-rica-propiedades.

Please note that these additional services may be subject to special conditions that deviate from these general conditions.

8. Intellectual and Industrial Property
8.1. Materials and Information Contained on the Website and Apps

Through these Terms and Conditions you acknowledge and accept that all rights in relation to the material and elements appearing on the Website (including but not limited to drawings, text, graphics, maps, photographs, images, audio material, video material, Distinctive marks, logos, trademarks, trade names, domains, software, etc.) belong to costa-rica-propiedades or, where appropriate, to third parties who have consented to the transfer of the same to costa-rica-propiedades, consequently we have all the necessary rights and licenses to use search

In this case, the remaining provisions or clauses will not be affected and will remain in full force.
